SOLD: No.18A Mary St, North Hobart. Picture: Supplied
WAS there something special about this classic North Hobart home?
Surely there must have been, given the way the market responded to its listing.
Harrison Agents property representative Nick Cowley took 86 groups through this Mary St property with 28 groups midweek and 58 on the Saturday.
He said it was a larger turnout than he had on any property over the recent market boom years.
“It was incredible,” Mr Cowley said.
“We launched on Sunday night, Wednesday was an hour-long open home, which allows plenty of time to take it all in.

“The are three critical things in the market right now and it starts with location.
“The North Hobart or Bellerive types of location remain extremely desirable.
“Presentation is key for people that are time poor; they want a move-in ready home. And then there is price — we price to excite purchasers, not vendors.
“Vendor expectations throughout Hobart are still high, especially when people research prices from the past 12 months.
“A home like this one with so many people through, they could see it would be competitive to secure.”

The home accumulated over 8000 views online and was Tasmania’s most viewed property on realestate.com.au that week.
After five days on the market, No.18A attracted 15 offers, mostly from locals, and a number of cash unconditional contracts offering over $1.3m.
“I’ve never seen that volume of people or that many serious offers, not even at the height of our market,” Mr Cowley said.
“A big part of the appeal was the home’s exquisite renovation and the prime location.
“It was popular with doctors and buyers that need to be centrally located.
“Even though it is tenanted until early next year, it did not take the shine off the property at all in the eyes of potential buyers.”
